Get Pre-Qualified and Obtain an Approval Letter

By obtaining loan approval prior to beginning your search for a new home you'll improve your bargaining position with home owners who will be assured of your ability to qualify for proposed financing. By obtaining an approval letter you can eliminate financing conditions from your offer to a seller making your offer more favorable that those of competing purchasers who have not obtained approval or been pre-qualified prior to to submitting an offer.

Our online application procedure is the easiest and most expedient in the mortgage industry. We accepted our first online application in 1995, years before most of our competitors even had an online presence. The result of more than a decade of experience is a process for accepting, processing, and evaluating a loan application that is simple and time proven

Here's how it works. You apply online using our quick and easy online application procedure. The application is submitted to our secure server and transmitted by encrypted email to your loan officer and our processing staff.

Our processing staff will immediately obtain your credit file and submit your application through a proprietary automated underwriting system that evaluates your application information and credit file. Within seconds our staff receives an automated underwriting approval which includes the documentation requirements for your file.

Our processing staff then prepares a loan application package that will be transmitted to you by email or fax. The email transmission will include attachments containing your preliminary approval letter, an image of a printed version of your online application, various disclosures mandated by state and/or federal law, and an addendum listing the documentation you must provide to obtain a final non-conditional approval letter.

You and all co-applicants must sign and date the application form and disclosure forms where indicated and compile the required documentation, including documents required to verify income and assets. You then fax the signed application, signed disclosures, and required supporting documents to our processing department.

Within a few hours of our receipt of the required documents we'll issue an amended approval letter removing the conditions relating to required documentation.

The entire procedure can be completed within a few hours. The only remaining conditions contained in the approval letter would then relate solely to appraised value and matters relating to title of the property securing the mortgage loan.
